Every rug is washed by hand on a dedicated wash floor — not cleaned in place with a wand, and never run through a machine that treats silk like a doormat.
Wall-to-wall carpet is glued and stretched over a pad. It has a backing that seals it, it drains downward, and it tolerates a fairly aggressive approach. An area rug is the opposite: open on both faces, sitting on your floor, often held together by hand-tied knots on a cotton warp that is more than a century old in some cases.
When someone cleans a rug in place with a hot-water wand, three things happen. The soil at the base of the pile gets pushed deeper rather than removed. Water goes into the foundation with no way to get out, which in Tampa means a mildew problem within days. And whatever was under the rug — a hardwood floor, usually — takes the moisture with it.
Off-site washing exists to avoid all of that. The rug leaves your house, gets its dry soil removed before any water is introduced, is washed and rinsed until the water runs clean, and is dried flat in controlled air. Then it comes back.
Six stages, in this order, every time. Skipping any of them is how rugs get damaged.
The rug is opened flat and examined front and back. We identify fiber and construction, log existing damage, and swab each color to see whether the dyes will hold. Findings drive the wash plan, and you get told about anything we find.
Before water, the grit comes out. A rug in a Bay-area home can hold pounds of sand and dust deep in the pile. Compressed-air dusting and controlled beating shake it loose from the foundation — the single most important step for wear.
Spots, pet accidents, mildew blooms and traffic lanes are treated individually with the right chemistry for the fiber, then given dwell time. Wool and silk get a neutral pH; synthetics can take something stronger.
The rug is submerged and washed by hand with soft brushes worked in the direction of the pile. Suspended soil floats free instead of being ground in. Delicate and unstable-dye rugs get a low-moisture wash instead.
We flush until the water runs clear, because leftover detergent is a magnet for new soil. Water is then pulled out mechanically and the rug dries flat under moving filtered air — not in the sun, which fades dye and cooks wool.
Pile is groomed back into direction, fringe is cleaned and straightened, and the rug is inspected against the intake notes. Anything unresolved gets flagged before it is wrapped for delivery.

Drying is the hard part of rug cleaning in Tampa, and the reason is one number: the longest unbroken run of days at or above 75% relative humidity in the five-year record is 107 days. For roughly 15 weeks together, the air in this metro will not take much water off a rug, which is why a wash that starts and finishes in your living room cannot work here.
A rug washed in the room it lives in has to give its water back to that room's air, and for 107 days at a stretch Tampa air is already at or above 75%.
Air that damp takes water out of a rug slowly at best, which is the whole problem with in-home wand cleaning here: the pile dries, the foundation does not, and the rug smells fine for a few weeks and then does not.
A rolled rug has no air movement through it at all, and in a garage or attic here it spends the warm season at 60 days over ninety degrees with the air outside it above the mold threshold 211 days a year.
Unroll it outdoors if you can, look at the back rather than the front, and photograph it before moving it any further — a rolled rug that has bloomed is a different job from a dirty one, and we would rather know which before collection.
150 days a year here see measurable rain, totalling 53.4 inches, so a rug leaving the house is wrapped for the weather rather than for the look of it.
It is also why we would rather collect a wet rug than have it wait: a rug that is already damp when it is rolled is in the worst possible condition for sitting still.
On the slab floors that dominate St. Petersburg, Clearwater and Palm Harbor, the rug is only half the problem.
A slab in contact with ground moisture will re-wet the underside of a clean rug, so a pad that lets air move beneath it does more for the smell staying gone than anything that happens during the wash.
St. Petersburg, Clearwater and Westchase bring masonry walls into it, and the strip of floor along a masonry exterior wall stays colder than the rest of the room.
Moisture collects at the coldest surface, so the edge of a rug against that wall is the part that goes musty first and the part worth checking a month after it comes back.
Housing on this route starts in the 1920s, so a fair number of these rugs are drying onto floors that are older than any vapor barrier — a detail worth settling before the rug comes back.

The smell that shows up after a wet summer, or after a rug sat rolled in the garage, is microbial growth living in the foundation. We flush it out in the wash and follow with an antimicrobial treatment. Spraying deodorizer on top does nothing lasting.
Urine salts sit in the foundation and reactivate every time the humidity climbs, which is most of the year here. They also burn dye if left. We flush the contamination out entirely and correct discoloration where the dye survived.
Waterfront and beach-adjacent homes accumulate airborne salt and fine sand in the pile. Salt draws moisture and keeps the rug damp; sand cuts the fibers. Both come out in dusting and the rinse.
