What Clearwater is built from
Clearwater is two towns stacked on one map. County parcel records give a median build year of 1974 and put half the housing stock in the seventies and eighties, but the useful split is vertical: points outside the mapped flood zone sit around 50 feet up on the ridge, while those inside it sit barely above sea level. Concrete block on slab is the rule on both halves, and only the distance to the water changes.
The ridge houses are family homes with long-held rugs in them. The beach and island addresses mix year-round owners with people who close the place up for part of the year, and a rug left in a shut house behaves differently from one walked on daily.
The Clearwater problem
Clearwater is the one part of our route with genuine wave exposure, and that changes what a flood does to a rug. A third of the city falls in a mapped flood zone, and 16.1 percent of sampled locations sit in zone VE, the velocity zone, where the maps assume moving water and wave action rather than a slow rise. Water arriving with force drives sand and shell grit into the foundation of a rug rather than merely wetting the pile, and it carries salt. Salt is the part owners underestimate: it stays in the yarn after the rug dries, pulls humidity back out of the air, and keeps the rug faintly damp in a room that reads normal. A closed-up beach house with a damp rug in it is how a good piece is quietly lost.
