What Sunset Park is built from
Sunset Park is effectively all floodplain, with 99.5 percent of sampled locations inside a mapped flood zone and ground running from sea level to about 11 feet at its very highest. The stock splits between what was built in the fifties and sixties, which is 41 percent of it, and the 38.5 percent that has gone up since 2000 as canal-front lots were rebuilt.
Waterfront and near-waterfront owners, many of them with a boat at the back of the property. The newer houses are elevated and the older ones mostly are not, and that single difference decides what we see.
The Sunset Park problem
Two generations of house sit on the same canal here and they fail in completely different ways. The fifties houses are on low slabs with living space at grade, so water reaches the rug directly and the only question is how long it stood there. The rebuilds put the living floor above the flood elevation, which solves that and creates another: a large open room above an unconditioned garage, with a floor that runs cold and a rug that condenses on its underside. Canal water is brackish rather than clean salt, so it brings both salt and an organic load into whatever it touches. When somebody tells us their rug got wet, the first thing we need to establish is which of those two houses it happened in.
