Rug Cleaning in Carrollwood
Collection and delivery in Carrollwood are included. We take the rug back to the workshop, wash it properly, and bring it home.
What Carrollwood is built from
Carrollwood is a seventies and eighties neighborhood by a wide margin, with 64 percent of its housing stock from those two decades, 43.9 percent in the eighties alone, and a median build year of 1983. Only 7 percent of it has gone up since 2000, so there is very little new construction in the mix. Lakes are the organizing feature and the ground sits high, with sampled elevations running from about 25 feet up to 61 feet.
Long-settled families, a fair amount of second-generation ownership, and rugs that have moved from house to house within the same family rather than being replaced. That continuity is why more of the work here is repair rather than replacement.
The Carrollwood problem
The water in Carrollwood is fresh rather than salt, and that changes the chemistry of what goes wrong. Around 23 percent of sampled locations fall in a mapped flood zone with base flood elevations near 39 feet, which is lake and stormwater flooding, nothing coming off the bay. Fresh water leaves no salt behind, so a rug wetted here can often be brought back further than a coastal one, but it carries organic matter instead, and organics feed mildew in a way that clean salt water simply does not. Add a lakeside lot with sprinklers running most mornings and you get a house where the rug nearest the back door sits permanently a few points more humid than everything else in it. Slabs of that age are also old enough that whatever vapor barrier went underneath them is well past its design life.
If that sounds like your rug, send the form and describe what you are seeing. We will tell you whether it needs the full treatment or not.
