What New Tampa is built from
New Tampa is newer still, and it is built on genuinely flat ground. County parcel records put the median build year at 2016, with 93.2 percent of homes dating from 2000 onward. Construction is current-code throughout: slab, engineered flooring, tight insulation, and very little variation from street to street.
Newer families, many of them in planned communities on preserve lots that back onto conservation land. Rugs tend to be bought to fit a specific room, and owners notice trouble early, because the house is new enough that anything off feels obviously wrong.
The New Tampa problem
The flood map in New Tampa does not follow the high ground, because there is barely any. Just over 27 percent of sampled locations fall in a mapped zone, yet those sit at a median of about 56 feet, essentially the same elevation as the ones outside it. That is unusual, and it tells you the water here follows creeks, wetlands and conservation drainage rather than any slope down toward the bay. Backing onto a preserve is the amenity people pay extra for, and it is also why the ground behind the house stays wet. Sliding doors open onto damp ground, the lanai holds humidity, and the rug nearest that door carries it, which on a new slab shows up first as a rim of dullness along one edge, long before anything smells.
