The Harbour Island problem
Sitting behind the channel changes the water that arrives: a rising tide rather than a breaking wave, which sounds gentler and is in some ways worse. Base flood elevation runs around 11 feet here while the median ground elevation is under eight, so when water comes it comes slowly, stands, and soaks rather than sluicing through. Standing water wicks vertically up the foundation of a rug well past the visible waterline, and the line you can see is never the line that matters. The other constant is the garage, because a rug stored on a lower level in a building like this gets damp without anyone noticing for months. Shared-wall construction also moves less air across a floor than a detached house does, so a rug here dries more slowly after any ordinary cleaning.
