What Hyde Park is built from
Hyde Park reads as a bungalow neighborhood and is really a split one. County parcel records show 45.7 percent of it predates 1950, with 28.1 percent from the 1920s alone, while 20.3 percent went up in the nineties and a further 19.5 percent since 2000 on infill lots. A single block can run original pier-and-beam next door to a slab poured seventy years after it.

The Hyde Park problem
The crawlspace is the problem in the older half, and it is a seasonal one. Air under a pier-and-beam house runs cooler than the room above it, and in August that difference turns the underside of a rug into a condensing surface, so the pile looks fine while the foundation cotton is damp. About a quarter of Hyde Park sits in a mapped flood zone and a narrow slice near the water is velocity zone, but the routine damage has nothing to do with storms at all. It announces itself by smell long before it shows, and by then the warp threads at the low end of the floor have usually begun to weaken. The newer slab houses on the same street produce the opposite complaint, which is why we ask what is under the floor before quoting anything.
