What Tampa Palms is built from
Tampa Palms was built in one long push, with 43.6 percent of homes from the 1990s, 30.3 percent from the 2000s and 25.9 percent from the eighties, for a median year of 1994. It is a master-planned community laid out around preserved wetland, and that layout is the single most important fact about the place.
Established families and a lot of original owners who have stayed through two decades. Rugs tend to be good ones, bought for formal rooms that get used rather less than the family room does.
The Tampa Palms problem
Nearly half of Tampa Palms sits in a mapped flood zone, the highest share anywhere on our Tampa route, and it surprises almost everyone who lives there. It is 47.6 percent of sampled locations, and it is entirely a wetland effect, because the conservation land the community was designed around is floodplain, and the homes backing onto it sit at a median of about 29 feet against roughly 37 feet for the rest of the area. That rarely means water inside the house. What it does mean is permanently high ground moisture behind a whole row of homes, so rugs in the rooms facing that preserve stay damper than rugs at the front of the very same house. A formal room closed off most of the week, with its vents shut to save a little on cooling, is where that turns into an odor.
If that sounds like your rug, send the form and describe what you are seeing. We will tell you whether it needs the full treatment or not.
